Looking at the statistics for housing sales for November, as compiled by the Charlottesville  MLS system, the news is encouraging:

Number of Houses Under Contract This month: 45 Last month: 54 This month last year: 46

Number of Houses Sold & Closed This month: 100 Last month: 91 This month last year: 75

Average Selling Price This month: $362,491 Last month: $317,774 This month last year: $435,295

Average Days on Market This month: 109 Last month: 82 This month last year: 88

Median Sales Price 0

Although we can expect a slowing of the market with the holiday season in December, this is the perfect time for Buyers to enter the market.  The inventory of available homes is high and sellers are eager to sell.  Prices are amazingly low for this area.  Interest rates are lower than I can ever remember.  What a moment to be a buyer!
